Advise needed - Mortgage/maternity etc

Hi

Just needed a bit of advise really, my OH and i are out there looking for a house to move into we are first time buyers and are lucky enough to have a deposit avaliable. Im due to give birth 7th Jan and after speaking with my employers we have agreed that i will go on maternity the beginning of december. ( due to working quite far from home etc.)

do any of you know what would happen if we applied for a mortgage now? i understand they ask for the last 3 months pay slips?

To make things even more confusing work are being very generous and suggesting they pay me 3/4 of my wage the whole of november as they feel im struggling and tired and run down etc at the mo and with the bad weather we could have november they dont think its safe to be driving miles on motorway with a bump.
This 3/4 wage offer will also have no effect on my maternity pay - its just down to my employers being generous.

Any advise will be appreciated!!

i am a mortgage advisor and we would base your income on what it is now and what it will show on your payslips. but we would also discuss the affordability when you are on mat lave just to make sure that it would still be affordable for you and we wouldnt be putting you in a difficult position.

if that makes sense?

yes definitely! thank you! its just the OH is worried that if we dont find somewhere soon then we wont be able to get a mortgage. Would you say we are more likely to get a better deal now before i go on leave? and is getting a written letter from my employer stating i will be returning to work a good idea?

we just assume you will return to work, so dont worry about that. we are not able to discriminate against pregnant women...if that makes sense..

it's a tough one...it deepnds on who you do your mortgage with. most will work it out on what your actual salary will be when you return to work but just make sure you can afford it for the few months you will be on reduced income.

The only problem we had when getting our mortgage was because I was in mat leave so bringing in less than normal, they asked for a bigger deposit but it wasn't much more. If you have the deposit ready, then go for it
